But by identifying what matters to you as far as timing, location, and home condition, you'll narrow your search and reduce buyer's remorse. Get some tips for finding your dream home by watching the video below.

Timing matters

Keep in mind that if you are obtaining a new loan for your home that in most cases the loan application process takes 30-45 days to complete. This means that you will need to be under contract on your new home at least 30-45 days prior to your desired move-in date/closing. It is a good idea then to consider searching for homes at least 30 days prior to that.

location homebuying

Location, location, location!

Location is one of the most important factors in selecting your home. You will definitely want to consider your commute times from home to work and proximity to schools, libraries, restaurants, shopping and public transit. It is a good idea to make a practice drive from your proposed home to your work and then from work to your proposed home at the same time of day you would normally be traveling to get a real idea of how much time AND distance is involved. Then you can determine if you are comfortable with the location.

condition of home

Condition of Home

  • DIY Projects: Choose this condition if you love renovation projects requiring tools or have skills at such tasks as carpentry, plumbing or electrical work.
  • Cosmetic Repairs: Choose this condition if you love redecorating projects such as painting, updating cabinet hardware or landscaping improvements.
  • Move-In Ready: Choose this condition if due to your time constraints or lack of renovation skills- you would prefer a home you could just move right in.
  • Brand Spanking New: Choose this condition if you absolutely want a new home that has never been lived in before.
